What is the difference between using an online estate agency and a traditional estate agent in the UK?

Online estate agents by their nature are able to successfully market property across the whole of the UK. The service offered differs slightly from a high street, with you setting your own price and accompanying all viewings. We will, however, provide you with a best price guide containing comparable properties to assist with the online valuation. As with any other estate agent we will produce colour photographs, floorplans, property brochures, a for sale board, extensive internet coverage, arrange viewings and provide feedback and sales progression.

The fee you pay, however, is substantially lower than you would normally expect to pay.

Like most traditional estate agents we are also members of the Ombudsman for Estate Agents Scheme which means that we are governed by the Office of Fair Trading Code of Practice for Residential Estate Agents. This ensures that you will receive the best possible estate agency service.

How can an online estate agency have such a low fee?

As we are an online estate agency we are able to keep our costs down by using the latest technology and by operating out of a single call centre rather than having a network of local offices. We don’t have expensive overheads such as high rents, rates and running a fleet of company cars.  Staffing costs are also lower as we are based in an office rather than spending hours each day out on appointments.  

These cost savings are then passed onto you, yet still providing a professional service. According to a recent report by consumer body Which? choosing an online estate agent instead of a traditional high street agent could save you on average more than £4000 in fees.

How will you attract potential purchasers without a high street office?

90% of active UK home movers start their search for property online and this figure is increasing all of the time. 90% of these buyers will look at more than one property website to find a home, so strive to provide the maximum online exposure possible. Traditional estate agents tend to focus their marketing on the local area and quite often ignore some of the major online sources of enquiry.

We have partnership agreements with all of the major property websites in the UK including Rightmove, Zoopla and PrimeLocation. We also embrace social networking sites such as Twitter, Facebook and YouTube to ensure that your property cannot be missed!

Is there a time limit for marketing with

All of our packages are for a three month marketing period which should be ample if your property is priced correctly. However, we can extend for a small fee if required.

Is there a minimum contract period?

We don't have a minimum contract period, so if you change your mind you can terminate your agreement with us at anytime, subject to 14 days written notice.

Can I actually speak to somebody on the telephone?

Of course! We have fully trained and experienced estate agents at the end of the telephone to answer any questions that you may have. We promise that you won’t have to muddle through an automated switchboard to contact us. In fact our phone lines are open 24/7, 365 days a year!!

How effective are you at selling houses?

We are very effective at selling houses. Any property that we market will sell as long as it is realistically priced. Have a look on our Rightmove microsite, you will be able to see how many properties we have sold in the last few months.

What is your incentive to ensure you sell my home?

Almost 75% of our property instructions are from recommendations, repeat business and word of mouth. It is essential for our business model that we provide a five star service every time. That way you will tell all of your friends and colleagues how much money you saved selling your property with, and most importantly that you enjoyed dealing with us. We don’t advertise our service which means that we can keep the costs down for you!  We ask all of our customers for feedback, feel free to read the reviews that we receive.

You are an online estate agent - will that mean a less personal service?

Not at all. You will be allocated a personal account manager who will guide you along each step of the way from instruction to completion!! Our aim is to make the process as stress free as possible for you.

I have an estate agent close by - wouldn't it be better to use them?

Nowadays 95% of property hunters start their property search online. This means that as long as your property is listed on websites such as Rightmove or Zoopla you will find a buyer!! You could ask a local estate agent to do this for you but they would charge a fee of 1.5-2% of the value of your home. Why do this when our fees start at just £250 inclusive of VAT!!

What if I have already instructed another estate agency?

We would be more than happy to market your property, even if you have previously instructed another estate agent. However, if you are already on the market with another estate agency in the UK you will probably have agreed a sole agency and/or sole selling rights contract. The terms of that contract must be considered to avoid the possibility of paying two sets of fees.

Which fee option is the most popular?

Most of our customers choose our Premium service at £550 inclusive of VAT. We believe that this offers the best value.

What's the first step if I decide to sell my property through Turtle Homes?

Simply complete the "Sell your property online" form on our website and we will be in touch swiftly with step by step instructions and to arrange a suitable time for the Home Visit.

How quickly will you be able to come round for a Home Visit?

We will visit your property as soon as we possibly can. After instruction we aim to be with you within two working days, and 95% of the time we achieve this. But this obviously depends upon your availability.

What will happen at the Home Visit?

During the visit to your property our field agent will take room measurements, sketch floor plan, and take photographs.  They will also ask to see a copy of your passport and a recent utility bill, so mae sure that you have these to hand.

And after the Home Visit?

Within 48 hours we will email you a draft set of property details for you to check. Once you are satisfied we will launch your property across out so it will reach over 10 million buyers and tenants on 100's of websites including Rightmove, Zoopla, Primelocation, Mailonline and our sister company Michael Tuck Estate Agents in Gloucester.

Will you value my property for me?

In our experience most homeowners know what their property is worth by scanning websites such as Rightmove or Zoopla, so we’d rather keep our costs down spending our time on the office dealing with potential enquiries. A valuation is an approximate figure that you can expect to achieve for your property. Ultimately the property is worth what somebody is willing to pay for it. If you choose our premium service we will, however, provide you with an accurate valuation guide based upon what other properties are being marketed for and have achieved in your locality.

Can I use my own photos?

You can, and can update them at any time during the marketing process! We are always happy for you to add, amend or change the order of the photographs. One thing that we can’t control is the weather when we visit your property, so if yours are better then please feel free email them to us.

How long does it take before my property appears on Rightmove and Zoopla?

Once you have approved your property details we can launch your property to the market immediately. Our cutting edge software system feeds to Rightmove instantly, and to Zoopla and Primelocation every evening.  

Do I have to pay for a for sale board?

We will send you a For Sale board by courier with our Premium service free of charge. If you prefer to have the board erected professionally, however, we can also arrange this for a nominal charge of £50.

Will I be charged if I want to change the pictures, price or descriptions?

No! We are constantly reviewing all of our property listings to ensure that they show your property in the best light. We encourage regular changes to photographs and property descriptions to keep things fresh to receive the maximum number of enquiries for your property.  If you choose our Standard or Premium service we will send you a weekly performance report.  It is always amazing to see the increased number of views every time we update your listing!

How do I conduct viewings?

Your personal account manager will handle all matters on your behalf and agree a mutually convenient day and time for the viewing. The only task that we ask you to perform is showing the viewer around your property - we handle everything else for you. 

We believe that you are the best person to to conduct the viewing as you know it far better than any Estate Agent will.  We will provide you with access to our viewing and property presentation guides to help you on your way.

Once someone has viewed the property, what is the next step?

We will contact the viewer within 48 hours to obtain feedback on your property and to find out whether they would like to make an offer or not. We will forward honest feedback to you (whether good or bad) so it can be used constructively to aid with the marketing of your property.

What happens if I receive an offer?

We ask all purchasers to contact us should they wish to make an offer on your home. Our aim is to then negotiate the best price for you. Once you have accepted the offer we will also obtain solicitor, financial and chain details from the buyer. We will write to all concerned parties with confirmation of the sale, subject to contract. We will then progress the sale through to completion.

Are there any hidden costs?
