Should I sell my property now or in the New Year?

At online estate agents we have been selling property since 2008 and many of our staff for a considerable amount of time before that. In fact we have witnessed a combined 53 Christmas periods between us!

With Christmas looming the temptation for many vendors is to wait until the New Year before they put their property on the market. However, could they be missing out on a potentially buoyant market?

December can be a quiet time, with many people busy preparing for the Christmas Period, however, we continually achieve a good rate of sales. Why could this be?

Firstly, although we find that the number of enquires and viewings drop during the later end of November and December, the people that are out viewing are serious buyers. It is interesting that the ratio of enquiries/viewings drops considerably. It is safe to say that if somebody wants to view your property leading up to Christmas they are unlikely to be a time waster. Whereas in January, you may find that some people out viewing are simply getting a feel for what is on the market.

January and February always bring a surge of new properties coming onto the market. So if you can list your property during December you will have a lower number of properties to compete with. If you can then achieve a sale during this period then you will be in a proceedable position to benefit from the better choice of property stock in the spring.

If you don’t sell during December then you will at least you will be ahead of the game for the post- Christmas period. Rightmove report that they had over a million visitor on Christmas Day in 2014, thanks to the surge of people using mobile devices. From Boxing Day onwards, numbers increased to 3 million on the first working day of January.

Remember that it takes a few days for an Estate Agent to prepare the marketing of your property, including getting photos taken, floor plans and the Energy Performance Certificate. So if you start now you will have a huge advantage.

So our advice is to act now and benefit from the serious house-hunters during December. If you secure a sales you will be in pole position to benefit from the January surge of new instructions.
